The following item are the maintenance responsibility of Facilities Services on the OARDC campus. These items will be maintained by Facilities Services with its budget within the limitations of that budget.

  • All campus utility distribution systems for electricity, storm and sanitary sewer, water, heat and chilled water. This includes all equipment for these systems located outside of the buildings up to the meter or building wall.

  • Campus roads, roads which support parking lots and sidewalks for through campus traffic or which provide access to university supported buildings.

  • Maintenance of existing buildings envelopes to include roofs, windows, doors, walls, foundations, door and window hardware, and skylights.

  • Maintenance to existing buildings electrical systems up to the outlet. This includes: transformers, switch gear, wiring, distribution panels, and wiring devices which serve the general building operation. New wiring for departmental equipment is done at the request and expense of the requesting department. In some case these costs may be shared by the Facilities Services department.

  • Maintenance of existing building heating, ventilation, and air conditioning serving occupant comfort requirements. Special equipment for fume or odor control or for equipment cooling is generally not the responsibility of Facilities Services. In specific cases where the exhaust equipment was installed as part of the original building construction and serves as a part of the general building ventilation system, Facilities Services will be responsible for the fans and ductwork, but not any related laboratory equipment.

  • Maintenance of existing general interior finishes, doors, and hardware. This includes walls, floors, ceilings, doors, door hardware, window, and window hardware. Normal wear and tear will be maintained by Facilities on a scheduled basis based on available funding. Redecorating will be done at the requesting department’s expense.

  • Maintenance of general purpose lighting equipment. This includes wall switches, lighting fixtures and standard energy saver cool while fluorescent light bulbs. Dimming equipment is supported only in auditoriums.

  • Maintenance of existing elevators.

  • Maintenance of existing interior room signage.

  • Providing paper and soap supplies for building restrooms.

  • Regularly scheduled custodial services.

  • Maintenance of plumbing system serving restrooms and drinking fountains. Plumbing systems serving laboratories and vending areas are supported only where the plumbing is common with restroom piping.

  • Rekeying doors

  • Telephone system and telephones

  • Parking lot surfaces and lighting

  • Exterior signage

  • Purchase of power, water, gas or oil for campus utility systems

  • Auxiliary heating, cooling, humidity control, or other system to support program requirements over and above that of human comfort

  • Laboratory safety systems including eyewashes, showers, fire blankets

  • Upgrading of existing buildings or systems to meet changing code or to remedy original construction defects

  • Remodeling projects designed to improve or change the original area function
